Tina Hydrick

Tina Hydrick is an independent consultant who conducts training for nonprofits including underwriting, processing, pipeline management, policies and procedures development and loan origination system training and configuration for compliance and efficiency. She also performs contract underwriting services for nonprofit clients.

Prior to forming her own consulting practice in 2014, Hydrick worked for the Federation of Appalachian Housing Enterprises, Inc. since 2008 as their mortgage loan manager. While at FAHE, she performed a wide-ranging number of duties, including:

  • Processed loan applications for all the different products that FAHE, Inc. offers, including HOME, rural development, FHA and state programs
  • Underwrote USDA and conventional loans to be sold in the secondary market
  • Utilized DU and GUS automated underwriting systems as a part of the processing and underwriting of the loans that were closed and sold
  • Prepared closing documents for FAHE-funded loans
  • Worked with attorneys and title companies to ensure smooth closings
  • Conducted post-closing loan reviews, and worked with settlement agents to correct errors and ensure that final documents were received in a timely manner.
  • Assumed responsibility for FAHE monthly and weekly reporting
  • Maintained and updated the BytePro LOS system used by FAHE and its lending partners

Before joining FAHE in 2008, Hydrick held assistant vice president-level positions at Georgia Bank & Trust of Augusta and Prime Lending beginning in 1991. At Georgia Bank & Trust of Augusta, she managed a processing staff of six to eight people that closed approximately 150 loans per month. She also developed and maintained a wholesale lending division that closed approximately $3 million per month with approximately 8 different third-party originators (TPOs). She facilitated the approval process of the TPOs and underwrote loans submitted for approval as well as FHA, VA and conventional loans using various automated underwriting systems. She also had authority to underwrite FHA, VA and conventional loans. Her responsibilities included technology support for the lending division. She participated in strategic planning, training and management decisions as well as serving on several bank committees including Technology, Information Security and Disaster Recovery.

At Prime Lending, Hydrick managed a staff of six to eight people that closed approximately 250 loans per month. Prime Lending was one of the first companies in the area to launch automated underwriting using Loan Prospector, and Hydrick was responsible for beta testing Loan Prospector in partnership with the private mortgage insurance company MGIC.
